Section 1 — Secondary hero
Title: Three asset classes. One operating discipline.
Intro: We focus on three areas of the Italian real estate market where yield, quality of demand, and market depth justify an institutional approach. In each, we invest our own capital directly and we support professional operators with the same selection logic.
Section 2 — Sectors
Residential and commercial {#residential-commercial}
Focus: investments in residential and commercial assets in strategic locations.
We select residential and commercial assets in strategic locations, with a focus on yield, quality of location, and long-term asset sustainability. We invest in operations that sit in Italian urban markets with the strongest depth (primarily Milan, with selected coverage of other Northern Italian capital cities) and favour contexts where market dynamics support value over time. The same logic applies when we support, as advisor, operators running their own operations.
The approach is both trade-oriented (repositioning and disposal on a defined horizon) and core-plus / value-add (active asset management with a planned exit).
Hospitality & Food {#hospitality-food}
Focus: hospitality, food & beverage, scalable operating models.
We invest in and support initiatives in the hospitality and food & beverage sectors, identifying scalable operating models, high-density demand locations, and assets with repositioning upside. The evaluation integrates the real estate dimension (asset value, repositioning) with the operating dimension (operating model, margin, long-term sustainability).
We work both on mid-to-upper-scale hotels in leisure and business destinations, and on food & beverage initiatives with replicable formats and F&B components within mixed-use operations.
Community Services {#community-services}
Focus: senior living, student housing, social housing, assets serving collective wellbeing.
We invest in assets that serve the community: senior living (RSA in Italy), student housing, and social housing. These are operations in which institutional real estate logic and measurable social impact coexist, and where returns are structurally more stable, anchored to demographic demand and long-term contracts with specialised operators.
We select initiatives in which the asset, the operating partner, and the contractual structure are aligned over an institutional time horizon (10-20 years). The objective is to combine economic return and the social function of the investment. When we step in as investors, we do so for as long as the nature of the deal requires.
Section 3 — Positioning note
What we don’t do: we don’t operate on asset classes outside these three areas. Specialisation is a choice, not a limitation. It means that, when we take on a mandate or participate in an operation, we bring sector knowledge built up through years of on-the-ground work.
